Oak Yard Residences
Oak Yard is a 23-storey residential tower in JVC Dubai by Yard Development, where nature, wellness, and modern architecture converge around the concept of urban recharge. Premium oak finishes, smart home technology, vertical gardens, and asymmetrical terraces define its design, while a live tree lobby, city-view pool, padel tennis, and co-working spaces make it a destination as much as a residence.

About
Oak Yard is a 19-story residential tower in Jumeirah Village Circle, Dubai, developed by Yard Development. The 190-unit building offers studios, 1- and 2-bedroom apartments, and two-story penthouses — each with a private terrace designed to blur the boundary between indoor and outdoor living. Built around a "recharge" concept, Oak Yard embraces biophilic architecture through curved forms, lush greenery, and eco-friendly materials — creating a tranquil urban sanctuary in one of Dubai's most active residential communities.

Marygold Contribution
Marygold Studio delivered a full suite of creative assets for Oak Yard, including marketing CGIs, lifestyle imagery for brochures and campaigns, a brand film, and a digital twin of the development. Our work helped bring the project's biophilic vision to life across every stage of the marketing journey, from early-stage renders to immersive content that supported the Dubai launch.
Market Reception & Sales
Oak Yard launched into one of Dubai's most competitive residential markets with a clear differentiator - wellness-first living in an established JVC community. Entry prices from AED 724,000 and a
flexible 60/40 payment plan with just 10% down attracted both end-users and investors, while projected rental yields of around 8.65% per annum reinforced its investment appeal.
The project's positioning as Dubai's first "recharge tower" - combining biophilic architecture, biohacking amenities, and premium European finishes resonated strongly with international buyers, aligning naturally with Futura EDGE's existing portfolio across the UK, Germany, Spain, and Eastern Europe.
